nn -r ir - iM- wrMTii a tiwj aj isaMr- - snv i mmmrrrr- tt r ri nw irrmr tiBifmr i iV girv h v im i wrni i ifawi i i - sk By 1985 a convention centre has been added The ultimate phase of the citys development City Architects Model Shows the Prince George of the Future CENTRUM MONORAIL MALLS AND MONEY by JAN UDO WENZEL Citizen Staff Writer From the towering CN Boilding on First Avenue to the Parkwood Shopping cen centre ¬ tre in just a few minutes by monorail past multi storied office and apartment buildings and covered shop shopping ¬ ping streets that is Prince George While no one can really say when this will be Prince George it is the ultimate phase of Centrum Prince George the ambit ious plan envisioned by the Downtown Business Association and developed by architect Des Parker The ultimate stage may be as many as 50 years away but look what we have ac accomplished ¬ complished In the last 50 years Mr Parker says Mr Parker suggests that this job be done in four phases He bases his pro projections ¬ jections on the estimated growth rate of the popula population ¬ tion of the city and projects this figure into what the people will need The area covered by Centrum ranges from Queensway to Vancouver St and from First Avenue to Connaught Hill The name Centrum is an adaptation of a similar development in Stockholm Sweden and ulti ultimately ¬ mately will blend the past present and future into an architecturally acceptable whole Centrum begins with the existing conditions of 1066 and the first phase should be completed by 1975 By that time Prince George should have an esti mated trading population of 60000 people The second phase ends in 1985 when the populations numbers 95000 the third phase sees 140 000 people here and by the time the ultimate phase is reached this number will have grown further What do the plans entail Covered shopping mails open only to pedestrian traf fic on a two storey level adequate parking within easy walking distance high rise office and apartment build buildings ¬ ings and a large business section The shopping mall will be Third Avenue where part of the canopies needed have already been erected by Northern Hardware CoThis is planned to be attached to all buildings along the street Traffic will be routed through several main arter arteries ¬ ies based on the study by Dr V S Pendakuri This will speed traffic and should avoid snarls Third Avenue will be completely closed Canopies and later a roof will enclose the mall which also will extend to the length of Quebec St This will be the coreareaforthe shop shopper ¬ per Quebec St will also be by the track for the elevated monorail which will afford the shopper that he is never far from his car which will have to be left either at one of the many parkades or at one of the planned under underground ¬ ground parking spaces Most fascinating is the planfor a convention centre in the vicinity of the Inn of the North An elevated platform will be the basis for this plan which will see the disap disappearance ¬ pearance of the present ball fields and empty spaces be between ¬ tween the Civic Centre Coliseum and the Ian Mr Parker plans to build 2600 people The underground part will be used for park parking ¬ ing Does the relocation of the ball fields mean an end to recreation Recreation facilities of this type have no place in the downtown business sec section ¬ tion They will be relocated to be closer to residential Photos show Third Avenue as a shopping mall At right Is a closeup of one section sections of town Mr Park Parker ¬ er said The monorail a la Seattle will give the shopper as well as the downtown worker a means of fast transportation without having to bring the car along Since the plans railway this would cut down again on the traffic density and give fast and safe trans transportation ¬ portation The shopping mall is de designed ¬ signed to make trips to the Centrum more enjoyable and easier Winter shopping should get a boost because of the enclosure and the infra infrared ¬ red heating system Although no total costs have been estimated Mr Parker feels financing of the plans can be done on the local Improvement basis In the end the plan will repre represent ¬ sent a multi million scheme Centrum will prevent Prince George from having to spread out It will give all facilities of modern liv living ¬ ing right in the heart of the city Hlghrise apartments will be adjacent to office buildings and sometimes even atop of business prem premises ¬ ises Mr Parker feels this will bring the population closer to its environment make it more part of it To demonstrate the de development ¬ velopment Mr Parker and his staff have prepared the model which was unveiled Monday It represented the ultimate stage of Centrum Photo Photographs ¬ graphs available and taken during the construction of the scale model clearly in indicate ¬ dicate the growth
